Ans. The common areas to which all residents and visitors have access to requires an assessment to be completed. Attention being focused on the protection and use of the escape route from each flat. A system to alert all occupants in the event of a fire is required.

| Q. I have a shop with a fire alarm system provided which has 4 call points. The system is under contract for the engineers to service but do I need to test it? |
Ans. The fire alarm should be tested weekly using a different call point each week. On completion of the test the Log Book should be filled in stating that the test has been carried out. Within the log book you should provide the necessary information as laid out.

| Q. How often does my emergency lighting need testing? |
Ans. This should be done monthly using the test switches provided. This is a on/ off test which should last long enough to ensure the emergency lights are working. On completion the results of the test should be entered in the log book. The system should be fully tested by a competent person annually which will involve fully draining the batteries.

| Q. I have just moved into a premises and I don't know how to find out if the mains electrics have been tested or when they are due a re-test? |
Ans. The mains circuit breaker box should be provided with a label detailing this information. Unfortuantely not all electricians provide this label even though the NICEIC form states on page 2 that this is to be provided. If you cannot obtain the previous inspection form and have no label fitted the system should be re-tested. Ensure the competent person does fit a label as required stating the date of test and recommended re-test date.

| Q. How often should our fire extinguishers be serviced? |
Ans. All fire extinguishers should be serviced annually or after use. This also applies to any fire blankets you have fitted.
